Everyone should regularly check their gas appliances to make sure that they are safe, last longer, and work properly. However, landlords and tenants are expected to have gas safety certificates. Gas safety certificates, also known as landlord gas safety record, gas safety record or CP12 show that the appliances in a home have been checked and are safe. It is essential to have gas safety certificates as they protect tenants from the significant risks associated with faulty, broken or substandard gas appliances, such as cookers and boilers.
If you live in a rented property, your landlord is legally obliged to get your home checked by an approved Gas Safe engineer every year. They should give you a copy of the certificate within 4 weeks of the inspection. If they don’t, get in touch with your landlord or letting agent to find out where the certificate is. If a gas appliance, such as a cooker, is your own, then you will need to get it checked by one of our plumbers and we will provide you with a certificate.
If you are a landlord and secure PH247 to undertake your gas checks, we will do so with the utmost professionalism, advising you of the outcome and providing you with a certificate, a copy of which needs to be passed to your tenants for their records. If work is needed before the certificate can be issued, we will advise on the best course of action to make the appliances completely safe; we won’t issue a certificate until we are absolutely sure.
During your gas safety inspection, your Gas Safe engineer will check that the appliance burns gas correctly, that it is in a suitable space, that it is safely connected, and that there is adequate ventilation. To get gas safety certificates for your property, get in touch.
