What Is Proactive Maintenance?

You service your car every year, yet most of us only call a plumbing or heating engineer after something has failed. We want a preventative assessment of your plumbing, heating and mechanical systems to be as normal as an MOT.

A PH247 assessment is a planned visit from a qualified engineer while your systems are still working. We measure pressure, flow and temperatures, look for early signs of leaks, corrosion and wear, and record everything with photos. Nothing is cut open and nothing is shut down.

What You Get

After the visit you receive a report you can act on:

  • A Building Services Condition Score from 0 to 100, so you can track your systems’ health over time
  • An Asset Risk Heat Map showing each system as green, amber or red
  • Photos and notes on every issue we find
  • A recommended date for your next assessment

Your Customer Dashboard

Alongside your report you get access to your own online dashboard. It shows live readings from your system: hot water temperature, cold water temperature, and flow and return temperatures. You can check them at any time from your phone or computer.

For Your Home

One visit covers your boiler or heat source, hot water, cold water, visible pipework and drainage. You’ll know the true condition of your home’s systems and catch small faults, like a slow leak or a worn part, before they damage your home.

For Landlords, Block Managers and Developers

For blocks and communal plant rooms, an independent assessment gives you evidence of condition that does not come from the contractor who runs the plant. That record matters more than it used to. Awaab’s Law now requires social landlords to deal with damp and mould hazards within set timescales, and Ofgem became the regulator for heat networks in January 2026, with existing networks required to register by January 2027. A dated, photographed condition report for each building shows residents, insurers and regulators that you are on top of your assets, and tells you where to spend your maintenance budget first.
