HIUs and communal heating
A flat with lukewarm water on a heat network usually means a failing heat interface unit. We service and repair HIUs across the major brands, and we know how ageing communal pipework behaves in older London blocks.
Hot water cylinders
A cylinder fault takes out hot water for a whole flat and the calls start immediately. Our G3 qualified engineers repair and replace vented and unvented cylinders.
Gas compliance across the portfolio
Landlord gas safety certificates (CP12s) done on a schedule across your buildings, with certificates sent straight to your office and renewal dates tracked so nothing lapses.

The Proactive Maintenance Plan
Most blocks run on reactive maintenance: wait for the leak, pay for the emergency, repeat. It makes service charge budgets unpredictable and it means every problem arrives at its most expensive.
Our Proactive Maintenance Plan is a subscription per building. We inspect the plumbing and heating on a set schedule, catch faults while they are still small jobs, and keep a live maintenance record for the building. Boards get one fixed annual price with no extra-over surprises, which makes the service charge line simple to set and simple to defend.
It also protects the people who carry the liability. RMC and RTM directors are personally on the hook for the condition of their building. A documented inspection and maintenance programme is exactly the evidence insurers, assessors and leaseholders ask for.
Planned works over £250 per leaseholder trigger a formal Section 20 consultation. A maintenance plan surfaces big jobs early, so they can be budgeted and consulted on properly instead of landing as an emergency that blows through the threshold overnight.
For individual landlords and smaller buildings, our PH247 Service Plans offer plumbing and heating cover, including commercial tiers. The Proactive Maintenance Plan is the per-building version for managed blocks.

Yes. RAMS come as standard before work starts, and public and employer's liability insurance certificates are available on request, so your contractor vetting checks pass first time.
Can you take jobs through our work order platform?
Yes. We take instructions by email, phone or through your existing work order process, and we return the completed job report against the same reference so your audit trail stays clean.
